HemloBot – how we collect listings
Hemlo helps home buyers find homes that suit them. To do that, we read the listings that brokers publish on their own websites.
How we identify ourselves
User-Agent HemloBot/1.0 (+https://hemlo.ai/bot), from IP address 34.51.218.30. No proxies; we never pose as an ordinary browser.
How we behave
We follow robots.txt, fetch at most one page every two seconds per site, and stop immediately if a site blocks or challenges us. We never try to get around protection against automated traffic.
What we collect
Facts about the home: type, tenure, price, fee and running costs, area, rooms, floor, year built, location and the other facts in the listing, plus the listing's photos, floor plans and documents such as the annual report, statutes and energy declaration. Also which agency and which broker is selling the home, the bidding as the listing shows it, and the final price once the home is sold. We don't collect data about sellers, buyers or people interested in the home.
Brokers' contact details
Like other property sites, we show who is selling the home so buyers can contact the right broker. So we keep the broker's name, title, phone number, email address and portrait, as they appear in the listing. We use them only with the listing, never for marketing, and we don't sell them on. We delete them no later than 12 months after the listing is removed from your site. Don't want us to show your details? Email hello@hemlo.ai and we'll remove them within 2 working days. Our privacy policy says more about how we handle personal data.
Want us to stop, or prefer to send data directly?
Email hello@hemlo.ai. We stop fetching your site within 2 working days. If you use Vitec or Mspecs, you can grant Hemlo access through your broker system instead, and we'll show your listings exactly as they are in your system.
